What is loan modification?

A loan modification is a change in one or more of the terms of a mortgage loan in order to help the borrower stay in the home and avoid foreclosure. It is important to note that a loan modification is not a new mortgage. A loan modification is the renegotiation of an existing loan. We aggressively negotiate better loan terms with your lender by using Forensic Loan Audit if violation was found.

What are the possibilities?

  • Your interest rate may be decreased
  • Your interest rate can be changed from an adjustable to a fixed rate
  • The time you have to pay the loan back can be lengthened
  • The loan principal may be decreased
  • Late fees may be waived
  • Your second mortgage could be waived or wiped off of the books
  • You can stop the foreclosure process

Who qualifies?

  • You have bad credit
  • You owe more than your house is worth
  • You lost all your equity
  • You can't afford your payments
  • You're facing foreclosure
  • You have an adjustable rate
  • You have a job loss or other hardship

What is forensic audit?

A Forensic Audit is a generated report (PDF) that examines the legal aspects of a homeowner’s mortgage documents. Many audits report violations which make the modification process easier as the bank is much more likely to listen when they are faced with a legal challenge. According to recent statistics, Oaktree CFPG believes that many of loan documents signed by consumers have violations and errors.

Loan Audit is a very specialized and imperative in identifying if a borrower is a victim of Predatory Lending and to determine if the loan terms are accurate, truthful, and meet the requirements of the applicable federal statutes.

What are your legal rights?

Mortgage lenders can trick homeowners into giving up their homes. You must know your rights. There is a legal remedy to recover Truth In Lending Act violation fines, that voids the lenders security interest in your property and allows to collect monetary damages.

We believe that if you do not know your rights, you do not know your options.

Find out today about how your broker or lender may have violated the Truth In Lending Act and other consumer protection laws.
